New condos: Which one's the tallest of all?

Seattle's height war is on.

Developer R.C. Hedreen Co. announced Wednesday that it was adding three floors, pending city approval, to Olive 8 -- a hotel-condo building under construction at Eighth Avenue and Olive Way. That would bring the tower to 39 stories, 455 feet above street level, and make it the tallest residential tower in Seattle when it opens in the summer of 2008.

The three new floors would mean the hotel-condominium project would have to meet city requirements to use environmentally sustainable construction and contribute toward affordable housing.

In a news release, R.C. Hedreen President David Thyer said the company wants to add the floors largely in response to demand. The developer said it has sold more than 160 of the 198 condos in the original plan. The three new floors would bring the building's total to 231. A 350-room Hyatt hotel is slated to take up the lower 17 floors.

The new floors would appear to allow Olive 8 to avoid getting topped by 1521 Second Ave., which is slated to rise to 38 stories totaling 440 feet and take in its first residents in fall of 2008. Lily Eng, a spokeswoman for 1521 Second Ave., said she did not know of any plans to add floors to that building. Other elements are more important than height, she said. "We have the best location and the best view."

Seattle officials are also reviewing proposals for a 43-story, 378.5-foot building at Fifth Avenue and Marion Street, and a pair of 40-story, 400-foot buildings along Sixth Avenue between Bell and Battery streets.
